Governments of Canada and Ontario Celebrate New Affordable Housing in Orillia, Ontario

Author: Toronto Real Estate Admin / Category: News Bulletin

ORILLIA, ONTARIO, December 17, 2009 — Funding of $9.2 million for 77 new affordable housing rental units for seniors, persons with disabilities, and low income households was announced today in Orillia.

Bruce Stanton, Member of Parliament for Simcoe North, on behalf of the Honourable Diane Finley, Minister of Human Resources and Skills Development and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC), and the Honourable Aileen Carroll, Ontario Minister of Culture, Minister Responsible for Seniors and Member of Provincial Parliament for Barrie, on behalf of the Honourable Jim Watson, Ontario’s Minister of Municipal Affairs and Housing; along with Cal Patterson, Warden of Simcoe County, and Ron Stevens, Mayor of the City of Orillia, made the announcement.

“The Government of Canada is helping make affordable housing available in Ontario and across Canada for those who need it most,” said MP Stanton. “Here in Orillia, this initiative will help many people in our community, while creating jobs and stimulating our economy. This investment is possible through Canada’s Economic Action Plan, our government’s plan to stimulate the economy and create jobs during the global recession. For Ontario, this includes a $1.2 billion joint investment.”

“New housing initiatives add significant support to the McGuinty government’s Poverty Reduction Strategy,” said Minister Carroll. “We will continue to work with our municipal partners to ensure more units are built during the life of this program.”

“The County of Simcoe is committed to providing a wide range of affordable housing options for residents in our 16 member municipalities and the cities of Barrie and Orillia,” stated County Warden Cal Patterson. “These new affordable housing units will support seniors in Orillia, allowing many to remain in their home community as they age. This project is another outstanding example of the great things that happen when we work in partnership with other levels of government and with our community.”

“We are extremely pleased to be awarded another 77 affordable housing units through the federal and provincial governments’ funding opportunities,” added Mayor Stevens. “As of today, non-profit organizations and private developers in the City of Orillia have completed 92 affordable and accessible housing units. With this new 77-unit project at 85 Barrie Road, we will have added a total of 169 units for low income families, seniors and the disabled since 2006.”

The Government of Canada wants to ensure that Canadians on fixed incomes can live with independence and dignity and remain in their communities, close to family and friends. Canada’s Economic Action Plan provides $400 million, over two years, to build new rental housing for low-income seniors. Overall, the Economic Action Plan includes $2 billion for new and existing social housing, plus up to $2 billion in loans to municipalities for housing-related infrastructure.

Canada’s Economic Action Plan builds on the Government of Canada’s commitment in 2008 of more than $1.9 billion, over the next five years, to improve and build new affordable housing and help the homeless.

Today’s announcement celebrates the funding for 77 new affordable rental units at 85 Barrie Road in Orillia. The project is sponsored by developer Moe Zadeh of Serenity Residentials Inc.

Ontario is moving quickly to implement this additional funding. The Province has already approved more than $224 million for construction-ready projects, which will improve access to affordable housing for low-income families, seniors and persons with disabilities across the province. President’s Toronto Star Column: Termites are a hidden problem

Author: Toronto Real Estate Admin / Category: Toronto Realtor

TREB President’s Column as it appears in the Toronto Star.

August 20, 2011 — If you’re considering the purchase of your next home, you already know that a number of considerations are involved in the decision making process like schools, transportation and local amenities. Often though, the factors that you can’t see are the ones that require the most attention.

For nearly a century, our city’s inhabitants have shared this land with eastern subterranean termites. It is believed that they arrived in Toronto in 1938, offloaded from American cargo ships docked near Cherry Street. Since those early days, these industrious little creatures have not only taken up residence in downtown neighbourhoods, they have spread throughout the Greater Toronto Area and Southern Ontario.

Given that their colonies can number in the millions, termites’ consumption of wood and other building materials can cause considerable structural damage to a home, which isn’t covered by property insurance.

As well, since damage isn’t normally noticeable on the surface, it’s essential that homebuyers consider arranging for a professional inspection before making an offer. To begin, inquire with pest control companies and neighbours as to whether work has been carried out on the street.

As a homeowner, it’s equally important to remain vigilant against these invaders.

Termites are similar in appearance to ants, measuring approximately the length of a grain of rice however; they are creamy white in colour. You aren’t likely to spot one though, as they need the damp environs of mud tunnels, wood and soil in order to survive. Their low profile and tendency to work 24 hours a day, year-round has helped them thrive since the Jurassic era. Situating their colonies underground, they can enter your home by tunneling into wood or constructing shelter tubes to carry them through paper-thin cracks in your foundation.

“It’s a common misconception that only homes with wood exteriors get termites,” said Richard Murphy Sr. of Toronto’s Aetna Pest Control. “They can easily gain access through rubble foundation walls, concrete blocks, bricks – virtually anywhere there is a crack.”

It’s important therefore, to be able to identify the shelter tubes they use to travel. They look like thin streaks of clumped mud and can extend several metres. If you spot a shelter tube, don’t waste any time enlisting professional help.

If your foundation and basement beams show no sign of shelter tubes, there are several steps you can take to keep termites at bay, starting with keeping your home’s foundation free of any cracks. Also ensure that exterior grading provides for water to flow away from your home, being especially cautious about downspouts that can saturate the ground nearby. This point is key because most live in the top eight inches of soil from April to December. Their queen meanwhile, can exist 30 feet underground and has a lifespan of 20 years. Firewood and other wood products should always be kept away from your home’s foundation, and foliage should be trimmed away from the structure as well. Finally, don’t use plants, soil or mulch from other people’s gardens as you may be transporting these insects and don’t move plants from your old home to your new.

While it’s important to be cautious, there’s no need for the threat of termites to cause you sleepless nights. Just like regular visits to your dentist, with proper care, your home could still be standing for centuries to come.

Greater Sudbury Celebrates New Affordable Housing

Author: Toronto Real Estate Admin / Category: News Bulletin

SUDBURY, January 12, 2010 The Government of Canada, the Government of Ontario, and the City of Greater Sudbury today celebrated the opening of 20 new affordable rental units. The project is supported by more than $827,000 in funding through the Canada – Ontario Affordable Housing Program.

The Honourable Diane Finley, Minister of Human Resources and Skills Development Canada, and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC); the Honourable Rick Bartolucci, Member of Provincial Parliament for Sudbury and Minister of Community Safety and Correctional Services, on behalf of the Honourable John Gerretsen, Minister of Municipal Affairs and Housing; and Minister of the Environment; John Rodriguez, Mayor of the City of Greater Sudbury; and Tullio Ricci, President of the Board of Directors of Capreol Non-Profit Housing Corporation, made the announcement today.

“The Government of Canada is investing in affordable housing in Ontario and across Canada to create jobs and give a hand-up to those who need it the most,” said Minister Finley. “These new rental units in Capreol will provide access to suitable, affordable housing for low-income seniors.”

“The McGuinty government knows that providing affordable housing is one of the most important ways we can help the most vulnerable among our citizens,” said Minister Bartolucci. “The 20 new units we are celebrating today will make a positive difference in the lives of the senior citizens who will call them home.”

The 20-unit project at 36 Coulson Street in Capreol is sponsored by the Capreol Non-Profit Housing Corporation, and received more than $827,000 under the Canada – Ontario Affordable Housing Program.

The federal and provincial funding is complemented by $577,256 in municipal financial incentives.

“Safe and affordable housing is a priority for this city,” said John Rodriguez, Mayor of Greater Sudbury. “These units will allow seniors to remain in their own neighbourhood and help to revitalize the Capreol community.”

The Canada – Ontario Affordable Housing Program Agreement comprises a commitment of $301 million from each of the two senior levels of government. In total, the federal, provincial and municipal governments will invest at least $734 million in the program, which will provide affordable housing for up to 20,000 households in Ontario.

Last fall, the Government of Canada committed more than $1.9 billion over the next five years to improve and build new affordable housing and to help the homeless. Canada’s Economic Action Plan builds on this with an additional one-time investment of more than $2 billion over two years in new and existing social housing and lending of up to another $2 billion to municipalities for housing-related infrastructure. Combined for Ontario, this means a further $1.2-billion joint investment under the amended Canada – Ontario Affordable Housing Program Agreement. The federal and provincial governments are contributing equally to this overall investment.

Ontario is moving quickly to implement this additional funding. The province has already approved more than $224 million for construction-ready projects, which will improve access to affordable housing for low-income families, seniors and persons with disabilities across the province. It will also create jobs and strengthen local economies. To find out more about affordable housing in Ontario, visit www.mah.gov.on.ca.
