CMHC Helps Build a Child’s Bedroom at Habitat for Humanity Build in Gravenhurst

GRAVENHURST, ON, August 23, 2011 — Two families will soon have their own homes being built by Habitat for Humanity Muskoka as part of its 2011 build.

One of two houses currently under construction on Muskoka Beach Road will be home to the Gilmore’s. Long-time Habitat partner Canada Mortgage and Housing Corporation (CMHC) is sponsoring the bedroom for the Gilmore’s first child with funds raised through charitable events.

As construction continues on the build, the CMHC build team, which included community stakeholders and CMHC staff, joined Habitat for Humanity Muskoka on site today to help build the homes.

“Since 2002, Habitat for Humanity Muskoka has stood side-by-side with low-income families, assisting them to their dream of homeownership. We have always relied on mobilizing volunteers and community partners in building affordable housing, and we could never have reached our goal without the generosity and assistance from organizations like CMHC,” said Ellen Frood, Executive Director, Habitat for Humanity Muskoka. “Knowing that CMHC is as committed to these families’ dreams of homeownership makes this a strong partnership.”

“CMHC has a long partnership with Habitat for Humanity in Ontario and we support their vital role in community development through building affordable, safe, and sustainable homes. It is very rewarding for CMHC to be part of this build,” said Peter Friedmann, General Manager, Ontario Region, CMHC.

The Gilmore’s and their children are looking forward to moving into their new home. 

“This home will mean a great deal to my family and I. Without this opportunity, we would never have known what it was like to own our own home. Every member of our family struggles with some sort of physical or mental challenge and this new home will definitely benefit us spiritually, physically and mentally,” said Gilmore. “To be able to rest my head at night knowing that my family is in a safe and healthy environment is priceless!”

Families who purchase homes from Habitat for Humanity are selected based on their level of need, their willingness to become partners in the Habitat for Humanity program and their ability to repay the no-interest mortgage. Families also provide 500 hours of construction labour, or “sweat equity,” which helps develop their personal commitment to their home and their community.

Over the past 12 years, Habitat for Humanity Muskoka has built more than 10 homes alongside Habitat partner families in Muskoka. Habitat for Humanity Muskoka is a non-profit, faith-based organization working for a world where everyone has a safe and decent place to live. Its mission is to mobilize volunteers and community partners in building affordable housing and promoting homeownership as a means to breaking the cycle of poverty.

GTA REALTORS Celebrating Professional Milestones

 

TORONTO, September 22, 2011 Hundreds of Toronto Real Estate Board Members will be celebrated today for their many years of service to Greater Toronto Area homebuyers and sellers.

TREB’s 25 and 50 Year Member Dinner, which takes place this year at the Allstream Centre, is an annual event offered to all Greater Toronto REALTORS® who have worked in the profession for at least 25 years.

This year the association will welcome 701 REALTORS® into their 25th year of membership. One Member, Gordon Eckersley, will be welcomed into his 50th year of membership, joining 31 others who have been working in the profession for more than half a century.

“It is estimated that the average person changes careers five times throughout their employment years,” said TREB President Richard Silver. “The individuals we’re celebrating are so passionate about helping others make the move to a home that’s right for them, that they have remained in the same profession for two and a half decades or more.”

REALTORS’® dedication to helping others often extends beyond real estate transactions as well, to a range of individual volunteer pursuits. Greater Toronto REALTORS® also work together to cast a wider net in their efforts to help others. Throughout the past four years for example, they have participated in the REALTORS Care Foundation’s Every REALTOR® program, contributing more than $300,000 a year to the Foundation, which offers grants to shelter-based organizations throughout the province. Last year alone Greater Toronto REALTORS® presented Foundation grants to 35 different GTA housing-related charities.

They take part in an annual fundraising event as well. TREB’s Charity Golf Classic raises approximately $20,000 each year for causes that have included Habitat for Humanity Toronto, the Salvation Army and Free the Children.

They also roll up their sleeves daily to feed local children through the Children’s Breakfast Program, a partnership of the Toronto Real Estate Board and the Toronto District School Board. As part of the program Greater Toronto REALTORS® sponsor and serve 9600 nutritious meals to children in 17 different schools each month.

“As REALTORS® we have demanding schedules, but we can be more flexible than those of other careers,” said Silver. “This flexibility allows us to make a tremendous difference in the communities in which we live and work.”

Kingston Celebrates New Affordable Housing

KINGSTON, October 23, 2009 — The Government of Canada, the Government of Ontario, and the City of Kingston today celebrated the official opening of two new affordable housing projects and the start of construction of another. The projects are supported by more than $7.5 million in funding under the Canada – Ontario Affordable Housing Program and will provide 164 affordable housing units.

Ed Komarnicki, Parliamentary Secretary to the Honourable Diane Finley, Minister of Human Resources and Skills Development Canada and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC) and to the Minister of Labour; John Gerretsen, Member of Provincial Parliament for Kingston and The Islands and Minister of the Environment, on behalf of the Honourable Jim Watson, Minister of Municipal Affairs and Housing; and Harvey Rosen, Mayor of the City of Kingston, attended the event.

“The Government of Canada is helping make affordable housing available in Kingston and across Canada for those who need it most,” said Parliamentary Secretary Ed Komarnicki. “These new apartments provide more rental options for individuals and families in need of suitable, affordable housing. This is critical to the economic and social well-being of our Kingston community.”

“Our government is committed to developing better ways to meet the housing needs of Ontario’s vulnerable,” said Minister Gerretsen. “The benefits of projects like these ripple beyond the people who live here — our entire community reaps the rewards of new, safe and sustainable housing.”

Today’s announcement recognized three affordable housing projects in Kingston funded under the Canada – Ontario Affordable Housing Program:

  • The official opening of a 93-unit building sponsored by R. Paul Martin Construction. The project received more than $2 million from the Canada – Ontario Affordable Housing Program. The building will be occupied by individuals and families living on low and moderate income.
  • The official opening of 24 units sponsored by Kingston Home Base Non — Profit Housing Inc. The project received $1.7 million from the Canada – Ontario Affordable Housing Program and will be occupied by individuals with special needs and living on low income.
  • The start of construction of 47 units sponsored by Frontenac Community Mental Health Services. The project received more than $3.8 million from the Canada – Ontario Affordable Housing Program. The building will be occupied by low income individuals with special needs.

The federal and provincial allocations to the projects were complemented by about $660,000 in municipal grants and 67 units will receive ongoing financial assistance through the municipally funded rent supplement program.

“The City of Kingston is pleased to continue to work with our Federal/Provincial partners in the creation of new, safe, secure and affordable housing units,” said Mayor Harvey Rosen. “On behalf of the City of Kingston, I would like to acknowledge the hard work and dedication of the staff and Board members of Home Base Housing, Frontenac Community Mental Health Services and Mr. Paul Martin, on the occasion of the official opening of their affordable housing communities. Through their efforts, 164 residents have been able to find a new and permanent place to call home.”

The Canada – Ontario Affordable Housing Program Agreement, signed in 2005, comprises a commitment of $301 million from each of the two senior levels of government. In total, the federal, provincial and municipal governments will invest at least $734 million in the program, which will provide affordable housing for up to 20,000 households in Ontario.

In 2008, the Government of Canada committed more than $1.9 billion over the next five years to improve and build new affordable housing and to help the homeless. Canada’s Economic Action Plan builds on this with an additional one-time investment of more than $2 billion over two years in new and existing social housing and lending of up to another $2 billion to municipalities for housing-related infrastructure. Combined for Ontario, this means a further $1.2-billion joint investment under the amended Canada – Ontario Affordable Housing Program Agreement. The federal and provincial governments are contributing equally to this overall investment.

Ontario is moving quickly to implement this additional funding, which increases the number of “quick start” projects to 39, totaling over $76.5 million and which will improve access to affordable housing for low-income families, seniors and persons with disabilities. REALTORS Calling for Reinstatement of Provincial Energy Efficiency Retrofit Rebates

 

TORONTO, September 23, 2011 With a provincial election approaching, REALTORS® are calling on all provincial political parties to commit to reviving provincial rebates for homeowners who make energy efficiency upgrades to homes.

“Summer is coming to an end and winter will be here before we know it. Homeowners can help to keep their heating bills down by making sure that their homes are as energy efficient as possible. Unfortunately, the up-front costs of doing so can be costly. That’s why REALTORS® want to see provincial rebates for energy efficiency upgrades reinstated,” said Richard Silver, President of the Toronto Real Estate Board (TREB).

Last spring, both the provincial and federal governments ended programs that provided up to $10,000 in rebates (half from the provincial government and half from the federal government) to homeowners who undertook energy efficiency retrofits to their homes. Since then the federal government has revived its program but the provincial government has not done the same. Encourage your provincial candidate to take a strong stand!

“Past federal and provincial rebate programs have been extremely successful. Over 90,000 home owners completed energy efficient retrofits to their properties with the assistance of those programs. The federal government has taken action to continue this success and now the provincial government should do the same. All of the provincial political parties should commit to reviving this program if elected this fall,” said Silver.

REALTORS® believe that energy efficiency retrofits to homes are important for homeowners and for the whole Province.

“Not only do energy efficiency upgrades to homes benefit homeowners by helping them to keep their energy bills down, but they benefit all of us by helping to protect our natural environment and by reducing the strain on our energy producing facilities, which, in the long run, saves us all money,” added Silver. “These kinds of Retrofit Rebates also go a long way to stimulate the economy by encouraging product purchases and job creation.”

Canada’s Economic Action Plan Delivers Housing-Related Infrastructure Loan for the County of Oxford

WOODSTOCK, ON, November 9, 2009 — The Government of Canada announced today that the County of Oxford has been approved for seven infrastructure loans as part of Canada’s Economic Action Plan.

The announcement was made by Dave Mackenzie, Member of Parliament for Oxford, on behalf of the Honourable Diane Finley, Minister of Human Resources and Skills Development Canada and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC).

The County of Oxford has been approved for more than $12 million in low-cost loans from CMHC’s Municipal Infrastructure Lending Program (MILP):

  • The Town of Ingersoll will see $1.7 million put to work for the reconstruction of Clark Road East and Wonham Streets,
  • The Township of East Zorra – Tavistock will see an investment of $3 million for wastewater servicing in Innerkip,
  • The Township of Blandford – Blenheim will benefit from $3.17 million for upgrades to the Wastewater Treatment Plant/Sewage Pump station in Platsville,
  • The City of Woodstock is investing $200,000 to upgrade its Thames Valley Sewage Pump Station, and
  • The Township of Zorra is investing $4.3 million for the Embro Wastewater Servicing Program.

“Our Government understands the importance of infrastructure in maintaining strong and prosperous communities,” said MP Mackenzie. “This program is opening the door for municipalities of all sizes to meet their housing-related infrastructure needs and create jobs. It’s good news not only for Oxford, but also for Ontario.”

Canada’s Economic Action Plan provides up to $2 billion in direct low-cost loans to municipalities, over two years, for housing-related infrastructure projects through the MILP. Municipal infrastructure loans are available to any municipality in Canada and provide a new source of funds for municipalities to invest in housing-related infrastructure projects. These low cost loans can also be used by municipalities to fund their contribution for cost-shared federal infrastructure programming.

“Oxford County is very happy to partner with all levels of government,” said Oxford County Warden Paul Holbrough. “Residents in Oxford will benefit for many years as a result of the funding being made available for these critical infrastructure projects”.

Eligible projects include infrastructure related to housing services such as water, power generation and waste services, as well as local transportation infrastructure within and into residential areas, such as roads, sidewalks, lighting and green space.

Helping Municipalities Build Stronger Communities

CMHC Municipal Infrastructure Lending Program

Canada’s Economic Action Plan provides up to $2 billion in direct low-cost loans to municipalities over two years through Canada Mortgage and Housing Corporation (CMHC)’s Municipal Infrastructure Lending Program (MILP) for housing-related infrastructure projects in towns and cities across the country.

These infrastructure loans are available to any municipality within Canada and will provide a new source of funds for municipalities to invest in housing-related infrastructure projects. Only infrastructure projects serving new or existing residential areas may be considered.

Eligible municipal infrastructure projects must directly relate to housing, thereby contributing to the efficient functioning of residential areas. Projects include infrastructure related to the provision of housing services such as water, wastewater and solid waste services; power generation; local transportation infrastructure within or into residential areas such as roads, bridges and tunnels; and residential sidewalks, lighting, pathways, landscaping and green space.

There will be a focus on funding projects that are shovel-ready, as this is a targeted, short-term, temporary measure intended to create jobs.

These low-cost loans will significantly decrease the cost of borrowing for municipalities and can be used by them to fund their contribution for cost-shared federal infrastructure programming.

Eligible loans will be approved largely on a first-come, first-served basis, provided the proposal meets eligibility requirements. However, CMHC will also seek to facilitate equitable access to the program and will work to encourage applications from urban and rural municipalities across Canada.

CMHC will screen applications against program eligibility, readiness to proceed and Canadian Environmental Assessment Agency (CEAA) requirements.

Celebrating the Start of Construction of Heartwood Place

CAMBRIDGE, ON, November 13, 2009 — The Government of Canada, the Government of Ontario, the Region of Waterloo and the City of Cambridge today celebrated the start of construction of Heartwood Place on Ainslie. This development is supported by over $4.6 million in funding through the Canada – Ontario Affordable Housing Program.

The Honourable Gary Goodyear, Minister of State (Science Technology), (Federal Economic Development Agency for Southern Ontario), on behalf of the Honourable Diane Finley, Minister of Human Resources and Skills Development Canada and Minister Responsible for Canada Mortgage and Housing Corporation; the Honourable John Milloy, Minister of Research and Innovation, Minister of Training, Colleges and Universities and Member of Provincial Parliament for Kitchener Centre, on behalf of the Honourable Jim Watson, Minister of Municipal Affairs and Housing; Waterloo Regional Chair, Ken Seiling; Mayor of Cambridge, Doug Craig, and Chair of the Heartwood Place Board, Mary Bales, attended the event.

“This is great news for individuals and families in Cambridge,” said Minister of State Gary Goodyear. “These new apartments will provide more rental options for those in need of suitable, affordable housing, and are important to the economic and social well-being of the community.”

“Heartwood Place on Ainslie is an example of our government commitment to improve the lives of Ontarians and build healthier communities,” said MPP Milloy. “I would like to congratulate the developer, our partners in other levels of government and community groups for making this project a reality.”

When completed, Heartwood Place on Ainslie will have 66 affordable units for low-income families and singles. The federal and provincial allocations to the project were complemented by more than $536,000 in municipal financial incentives by the City of Cambridge and more than $342,000 by the Region of Waterloo. To date, over $1.4 million in community donations has been raised in support of this project.

“The people behind Heartwood Place on Ainslie have been long time partners in the development of affordable housing in our community,” said Ken Seiling, Regional Chair. “Through their ongoing generous contributions of time and money, our residents will now have more options for safe and affordable housing in Cambridge.”

“We are tremendously excited to see the continuous transformation of our downtown cores. This redevelopment of the former Cambridge Reporter site in Galt on the Grand incorporates a courtyard for the residents and the building is designed to complement heritage features of the surrounding neighbourhood,” said Cambridge Mayor Doug Craig.

“Celebrating the commencement of this project is a significant moment for our organization,” said Mary Bales, Chair of the Heartwood Place Board. “It took six years to address the issues of contamination on the site and reach the point of construction. Thanks to everyone, including all levels of government, donors, committed volunteers and staff for helping us achieve our goal. Special thanks to Todd Smith of Torstar, Thomas Franz of Franz Environmental and to Al Way of Jamesway Construction for their commitment to this project.”

TORONTO, September 21, 2011 REALTORS® are following-up on their presentation to the City’s Executive Committee, earlier this week, by providing additional information on why they believe that the Toronto Land Transfer Tax is not part of the solution to the City’s financial challenges.

TREB presented its views to the City of Toronto’s Executive Committee on September 19, 2011. In its presentation, TREB told the Committee that City Hall must live within its means and that the Toronto Land Transfer Tax is not part of the solution to the City’s financial challenges.

“Questions from some City Councillors, after TREB’s presentation, made it evident that some Councillors who are not members of the Executive Committee would prefer to continue to use the Toronto Land Transfer Tax as a band-aid solution to the City’s financial challenges. Torontonians don’t want band-aids to the City’s financial challenges; they want long-term solutions,” said Silver.

After TREB’s presentation, some Councillors implied that the Toronto Land Transfer Tax has improved the City’s budget situation. TREB disagrees.

“Four years ago, many of the same City Councillors that are currently opposing changes at City Hall claimed that the Toronto Land Transfer Tax would solve the City’s financial challenges. Yet, here we are, four years after the City began collecting the Land Transfer Tax, and the City’s financial situation is the same, if not worse. Why? The answer is simple: the Land Transfer Tax was a band-aid, not a real solution. Like all band-aids, it needs to be removed,” said Silver.

Some Councillors,pointed to the current health of the real estate market as justification for keeping the Toronto Land Transfer Tax. TREB is pointing out that the real estate market can experience ups and downs.

“It is important to remember that the Land Transfer Tax is not a predictable revenue stream. The amount of revenue it generates is based totally on the activity of the real estate market. What will the City do if there is a downturn in the real estate market? Create yet another tax to balance the budget?” said Silver.

Some Councillors, questioned the relative influence of the Land Transfer Tax and municipal services on property transactions and values.

“Make no mistake: REALTORS® understand that municipal services play a critical role in our City’s quality-of-life. These services are important to our clients. That is precisely why we want the City to get its finances in order. Without long-term solutions to the City’s finances, the quality of the municipal services that matter to our clients will deteriorate,” said Silver. “While municipal services are important to property transactions and values, for the vast majority of people, price is still the first and, most important, consideration.


The City of Toronto is the only municipality in the Greater Toronto Area that imposes a second Land Transfer Tax, in addition to the provincial Land Transfer Tax. TREB feels that a budget shortfall supported by a tax collected from a small group to provide services for all citizens is not sustainable in the long run. It is time to axe the tax and find a long term solution.

Windsor Celebrates New Affordable Housing

WINDSOR, November 20, 2009 — The Government of Canada, the Government of Ontario, and the City of Windsor celebrated the funding for 15 new affordable rental units.  This project is supported by $1.8 million in funding through the Canada – Ontario Affordable Housing Program.

Jeff Watson, Member of Parliament for Essex, on behalf of the Honourable Diane Finley, Minister of Human Resources and Skills Development Canada and Minister Responsible for Canada Mortgage and Housing Corporation; the Honourable Sandra Pupatello, Minister of Economic Development and Trade and Member of Provincial Parliament for Windsor West, on behalf of the Honourable Jim Watson, Minister of Municipal Affairs and Housing; and City of Windsor Councillor Dave Brister, attended the ceremony.

“This is great news for people with disabilities in Windsor,” said MP Watson. “These new rental units will provide more options for those in need of suitable, affordable housing, and are important to the economic and social well-being of the community.”

“Access to affordable housing is a key component of the McGuinty government’s poverty reduction strategy,” said MPP Sandra Pupatello. “We are committed to working with our federal and municipal partners to ensure new affordable housing units are built in our community, where they are needed.”

The 15-unit project, sponsored by Windsor Residence Inc., will be occupied by persons with disabilities.

“We are very excited about the new Windsor Residence II project” said Mayor Eddie Francis. “This project will provide much needed barrier-free housing with support services for persons with physical and developmental challenges. We look forward to the completion of this new project to assist those in need of supportive housing in our community for many years to come.”

The Canada – Ontario Affordable Housing Program Agreement comprises a commitment of $301 million from each of the two senior levels of government. In total, the federal, provincial and municipal governments will invest at least $734 million in the program, which will provide affordable housing for up to 20,000 households in Ontario.

Last fall, the Government of Canada committed more than $1.9 billion over the next five years to improve and build new affordable housing and to help the homeless. Canada’s Economic Action Plan builds on this with an additional one-time investment of more than $2 billion over two years in new and existing social housing and lending of up to another $2 billion to municipalities for housing-related infrastructure. Combined for Ontario, this means a further $1.2-billion joint investment under the amended Canada – Ontario Affordable Housing Program Agreement. The federal and provincial governments are contributing equally to this overall investment.

Ontario is moving quickly to implement this additional funding with a total of 39 quick start projects totaling over $76.5 million, which will improve access to affordable housing for low-income families, seniors and persons with disabilities.
