Brantford’s John Noble Home Completes $3.3 Million in Renovations to Affordable Seniors Housing

BRANTFORD, December 7, 2007 — Seniors in Brantford will have access to more affordable rental housing today with the official opening of two newly renovated wings at the John Noble Home, now known as Bell Lane Terrace. The 26 new apartments feature accessible and affordable accommodation for seniors, and for the spouses of residents living in the long-term care facility.

Canada Mortgage and Housing Corporation’s (CMHC) Residential Rehabilitation Assistance Program provided $896,000 to help the John Noble Home renovate vacant space in their existing facility. This project also received seed funding and an interest-free proposal development loan from CMHC.

“Our government is committed to making affordable housing more available in Ontario and across Canada for those who need it most,” said David Sweet, Member of Parliament for Ancaster, Dundas, Flamborough, Westdale, on behalf of the Honourable Monte Solberg, Minister of Human Resources and Social Development.  “With the opening of this project, seniors in Brantford will now have access to quality, affordable rental housing and services to meet their specific needs, while remaining close to their families and friends.”

“The Council of the County of Brant is pleased to be participating in this redevelopment project that makes use of a vacant building to provide much needed affordable housing for seniors and the disabled,” said Ron Eddy, Mayor of the County of Brant.

“It’s been a real pleasure to work with the many partners involved in this project that have helped this magnificent building come to fruition. The conversion of this two storey building is a wonderful concept, as it allows loved ones to be near their families and remain in our community,” said Mike Hancock, Mayor of the City of Brantford. “Finding appropriate housing stock is always a difficult task and a project like this is certainly a welcomed addition to the housing stock in our community,” he added.

John Noble Home received funding through RRAP Conversion which offers assistance to convert non-residential properties into affordable self-contained rental housing units or bed-units. Funding was also received under RRAP for Persons with Disabilities, which offers assistance to homeowners and landlords in order to improve residential accessibility for low-income individuals with disabilities.

“The redevelopment of our vacant wing into 26 apartments has provided an exciting opportunity for the John Noble Home to expand services to the seniors and the disabled in Brantford and Brant County,” said Eleanor Maslin, Administrator of the John Noble Home.

28 New Affordable Apartments Open in Brantford

BRANTFORD, December 7, 2007 — The Cordage Lofts, on Sherwood Drive, celebrated the official opening of 28 new affordable rental apartments for lower-income individuals in the Brantford area.

The federal government provided $672,000 through Canada Mortgage and Housing Corporation’s (CMHC) Residential Rehabilitation Assistance Program to convert an existing warehouse building into new affordable apartments. CMHC also committed an interest-free proposal development loan of which a portion has been forgiven.

“The Government of Canada is committed to helping create new affordable housing in Ontario and across Canada for those who need it most,” said David Sweet, Member of Parliament for Ancaster – Dundas – Flamborough – Westdale, on behalf of the Honourable Monte Solberg, Minister of Human Resources and Social Development. “Cordage Lofts will provide quality, affordable rental housing for lower-income individuals in Brantford, and help them build a better and stronger future.”

“The City of Brantford is once again pleased to have had the opportunity to work with Chris McNabb owner of King Street Holdings (KSH) Ltd. on this affordable housing development. KSH converted a very unique shaped building into 28 beautiful units that is a welcomed addition to the rental stock in Brantford,” said Mayor Mike Hancock. “The City of Brantford continues to work in harmony with developers who are able to assist us in achieving our corporate goals.”

Barrie Transitional Housing Completes Renovations

BARRIE, December 18, 2007 — Women and children recovering from abusive and violent relationships in Simcoe County are benefiting from the completion of several renovations to the Samaritan House Community Ministries (SHCM) Transition House.

The federal government has provided $48,000 through Canada Mortgage and Housing Corporation’s Shelter Enhancement Program to renovate the house.

“Our government is proud to help provide safe and supportive housing to women and their children who are experiencing family violence,” said MP Patrick Brown, Member of Parliament for Barrie, on behalf of the Honourable Monte Solberg, Minister of Human Resources and Social Development. “This funding is helping Samaritan House give women living in Barrie hope, dignity and a path to a safer, better and stronger future.”

Transition House is a two-unit duplex with a total of five bedrooms. The funding was used to undertake several renovations including new bathrooms, flooring, a new furnace, lighting and more.

“Samaritan House Community Ministries — Simcoe County is extremely grateful for the tremendous support provided by the Government of Canada,” said Astrid Wilcox, SHCM Executive Director. “Transition House opened its doors in 2005 allowing women and children recovering from abuse and violence and who have left a shelter, to acquire long term, affordable, furnished housing with support services for up to one year,” she added.

“The work completed at SHCM’s Transition House gave it a fresh, new look as well as improving the comfort and safety of the house. The new furnace, electrical upgrades, lighting, and flooring greatly improved the quality of the living space. I was delighted with the new bathroom space and the improvements to the kitchen. All of the changes were very well done and very much appreciated,” said Gary Page, SHCM Board Member.

The Shelter Enhancement Program offers financial assistance for the repair, rehabilitation and improvement of existing shelters for women and their children, youth or men who are victims of family violence, as well as for the acquisition or construction of new shelters and second-stage housing where needed.

Estate Board serves our city’s more than 34,000 REALTORS®,
and July marks the start of a new year at TREB, during which
I will be serving as its President.

I have been fortunate to help many people as they transition
through personal and professional cycles that involve changes
to their housing needs, during my 38 years that I have been
a REALTOR®.

Real estate is a competitive business, and being chosen to
help others with one of their most personal needs – the refuge
of a home – is a privilege that I take very seriously. It is
why, as REALTORS®, we hold ourselves to a high standard of
professionalism.

While the profession mandates that our knowledge and skills
are updated on an ongoing basis, requiring us to earn a minimum
of 24 Continuing Education credits every two years, many REALTORS®
strive beyond this requirement, earning special designations
to help us serve your unique needs. We also subscribe to a
Code of Ethics and Standards of Business Practice, and we’re
accountable to a provincial regulator: the Real Estate Council
of Ontario.

In addition to supporting our association’s efforts in various
areas including Education, Government Relations, and Finance,
I have served on the Real Estate Council of Ontario’s Discipline
and Appeals Committee because I believe very firmly that it

Fortunately, we have a number of excellent tools available

The desire to help others is such a driving force in our profession

to organizing neighbourhood clean-ups. Collectively, we also
contribute to a number of shelter related causes. Last year,
35 organizations benefited from our support, which incidentally,
included the construction of two TREB-sponsored Habitat for
Humanity homes. As a means of fostering a bright future for
our city, we also recognize academic achievement. This year
we awarded scholarships to support the post-secondary pursuits
of five young people. Our work with the children’s breakfast
program is also ongoing.

New Affordable Housing Opens in St. Thomas

THOMAS, January 8, 2008 — The Government of Canada, the Government of Ontario and the City of St. Thomas held a ribbon-cutting ceremony today to mark the official opening of the Steele Street Apartments, an affordable housing project that provides rental units for lower-income families and individuals under the Canada – Ontario Affordable Housing Program.

Joe Preston, Member of Parliament for Elgin – Middlesex – London, on behalf of the Honourable Monte Solberg, Minister of Human Resources and Social Development; Steve Peters, Member of Provincial Parliament for Elgin – Middlesex – London, on behalf of the Province of Ontario; and Mayor Cliff Barwick and Alderman Lori Baldwin-Sands attended the ceremony.

“Our government is committed to making affordable housing available in Ontario and across Canada for those who need it most,” said MP Preston. “The creation of these units will allow lower-income families and individuals in St. Thomas to live in safe, quality housing at an affordable cost, helping them to start a new page in their lives.”

“These additional spaces represent hope and new beginnings for twelve families in our community,” said Peters. “I am pleased that the federal and provincial governments worked together to provide this funding.”

The $1.2 million project, including $828,000 from the Canada – Ontario Affordable Housing Program, will provide 12 apartments at 78 Steele Street in the City of St. Thomas. The project is sponsored by Walter Ostojic Sons Limited.

Federal and provincial funding was complemented by $179,478 in municipal financial incentives.

“The City of St. Thomas is very grateful to the federal and provincial governments for providing financial assistance under the Canada – Ontario Affordable Housing Program,” said Mayor Cliff Barwick. “This new apartment building will provide much-needed affordable housing for twelve families in the community.”

The new Canada – Ontario Affordable Housing Program Agreement comprises a commitment of $301 million from each of the two senior levels of government. In total, the federal, provincial and municipal governments will invest at least $734 million in the program, which will provide affordable housing for 20,000 households in Ontario.

Ontario Communities Get $65 Million Boost for Affordable Housing

AJAX, January 17, 2008 — The Government of Canada and the Government of Ontario today announced more than $65 million in funding for affordable housing across Ontario. The funding will help create 946 new affordable rental units and provide down payment assistance to 129 households. In addition, 113 houses in Northern Ontario will undergo repairs and renovations with funding from the Northern component under the Canada – Ontario Affordable Housing Program Agreement.

The announcement was made by Barry Devolin, Member of Parliament for Haliburton – Kawartha Lakes – Brock, on behalf of the Honourable Monte Solberg, Minister of Human Resources and Social Development Canada, and the Honourable Jim Watson, Ontario’s Minister of Municipal Affairs and Housing. Also participating in today’s announcement were City of Oshawa Councillor April Cullen, and Colleen Jordan, Regional Councillor for Ajax.

“The Government of Canada is committed to making affordable housing more available in Ontario and across Canada for those who need it most,” said MP Devolin. “This investment will help individuals, seniors, and families in Ontario who are working towards building a better and stronger future.“

 ”The McGuinty government is pleased to continue its reputation of increasing the availability of affordable housing across the province,” said Minister Watson. “We believe that every Ontario family should have a safe, healthy, affordable place to call home.”

Today’s announcement was made at 40 Station Street, a future affordable housing apartment complex in Ajax, sponsored by Ajax Municipal Housing Corporation. The $13.69 million project, which includes $5.7 million from the Canada – Ontario Affordable Housing Program, will create 82 apartment units for low-income families and individuals, including people with physical disabilities and other special needs. Three additional affordable housing projects in Durham County were also announced today:

  • $2.2 million for a 32-unit project at 762 King Street East in Oshawa. The project is sponsored by TGFG Ventures Inc., and the units will be occupied by low-income families and individuals, including people with physical disabilities and other special needs.
  • $350,000 for a five-unit project at 20 Perry Street in Uxbridge. The project is sponsored by Durham Regional Local Housing Corporation, and the units will be occupied by low-income seniors and people with disabilities.
  • $840,000 for a 12-unit project at 229 Lakeview Park Drive in Oshawa. The project is sponsored by Durham Regional Local Housing Corporation, and the units will be occupied by low-income individuals.

“The availability of a range of rental housing opportunities is vital to the economic and social well-being of growing communities like Durham Region,” said Councillor Cullen. “We are delighted to join with other levels of government in ensuring that the housing needs of this community’s residents continue to be met.

Brampton Families and Individuals to Benefit from 269 New Affordable Housing Units

PEEL REGION, February 21, 2008 — The Government of Canada, the Government of Ontario and the Region of Peel today celebrated the announcement of more than $17 million in funding for affordable housing in Peel Region. The funding will help create 269 new affordable rental units in two Brampton projects.

The announcement was made by the Honourable Monte Solberg, Minister of Human Resources and Social Development Canada; Linda Jeffrey, Member of Provincial Parliament for Brampton – Springdale, on behalf of the Honourable Jim Watson, Ontario’s Minister of Municipal Affairs and Housing; and Peel Regional Councillor John Sanderson, on behalf of Peel Regional Chair Emil Kolb, at an event to congratulate project sponsors.

“The Government of Canada is committed to making affordable housing available in Ontario and across Canada for those who need it most,” said Minister Solberg. “Here in Brampton, these new apartments will help low-income families and individuals, including seniors and people with special needs, access safe, affordable and quality housing, helping them to build a stronger future.”

“One of our fundamental responsibilities is to support the most vulnerable people in our communities,” said MPP Jeffrey. “This investment will help individuals, seniors, and families in Peel Region who are working to build a better and stronger future.”

Today’s announcement was made at the Canadian Legion in Brampton, a future affordable rental project sponsored by Peel Housing Corporation. The $35.7 million project, which includes $11.3 million from the Canada – Ontario Affordable Housing Program, will result in 175 apartment units for low-income families and individuals, including seniors and people with special needs.

The Coptic Church, an additional affordable housing project sponsored by Peel Housing Corporation, is underway in Brampton. The $17.2 million project, including $6 million from the Canada – Ontario Affordable Housing Program, will provide 94 units of affordable housing to low-income families and individuals, including seniors and people with special needs.

“Increasing numbers of families and individuals in Peel pay more than half of their income for housing, making the need for more affordable rental housing a priority,” said Councillor Sanderson. “The Region’s primary challenges in creating more housing are stable funding and increasing construction costs.”

July 18, 2012
— Greater Toronto REALTORS
® reported 3,679 sales through the
first 14 days of July 2012, representing a 5.6 per cent increase compared
to the 3,484 sales reported for the same period in 2011.  New listings were up by 14.4 per cent
over the same time frame.

 

“Housing
demand remained strong in the first half of July.  Sales growth occurred in the regions surrounding
the City of Toronto.  In the City
of Toronto, where sales were down, the relatively higher cost of home ownership
likely prompted some buyers to purchase elsewhere in the GTA.  Higher costs in the City of Toronto include
the upfront payment of the additional land transfer tax,” said Toronto
Real Estate Board (TREB) President Ann Hannah.

 

The average
selling price in the first half of July was $473,466 – up by 2.3 per
cent compared to last year.  On
average, homes sold for 98 per cent of the asking price in 25 days – in
line with July 2011.  Price growth
was strongest in the City of Toronto, climbing by 3.5 per cent to $496,645.

 

“A
better supplied market contributed to a slower annual rate of price growth
in July relative to the first half of 2012,” said Jason Mercer, TREB’s
Senior Manager of Market Analysis.  “As
buyers benefit from more choice in the second half of this year, expect price
growth to slow to a more sustainable pace.”
