GTA REALTORS® Release Q1 Condominium Market Report

TORONTO, April 25, 2017 — Toronto Real Estate Board President Larry Cerqua announced that Greater Toronto Area REALTORS® reported a double-digit annual increase in condominium apartment sales in the first quarter of 2017.  A total of 7,251 condominium apartments changed hands through TREB’s MLS® System during the first three months of 2017 – up 21.7 per cent compared to the same period in 2016.

Over the same period of time, the number of new condominium apartment listings entered into the MLS® System was down by 18.8 per cent to 9,036 compared to 11,123 new listings a year earlier.

“Condominium apartments have historically been the housing type of choice for many first-time buyers due to the relatively lower price point compared to ground-oriented housing options.  Given that more than half of intending home buyers are expected to be first-time buyers in 2017, according to a recent Ipsos poll conducted for TREB, it makes sense that demand for this housing type has remained strong,” said Mr. Cerqua.

The average selling price for condominium apartments in the first quarter of 2017 was $489,551 – up 24.3 per cent compared to an average of $393,858 for the first quarter of 2016.  The average price was highest in the City of Toronto, at $521,842, representing a year-over-year increase of 24.3 per cent.

“Market conditions became much tighter in the condominium apartment segment over the past year, with sales accounting for a greater share of listings.  As competition between buyers increased further, the pace of price growth accelerated,” said Jason Mercer, TREB’s Director of Market Analysis.

Governments of Canada and Ontario announce funding to improve Ontario social housing

BRANTFORD, ON, April 18, 2017 — The governments of Canada and Ontario announced funding for improving and preserving the quality of dedicated supportive housing in the province. This funding will help ensure the long-term structural sustainability of social housing developments.

The Honourable Dr. Helena Jaczek, Ontario’s Minister of Community and Social Services, made the announcement today with a representative from Canada Mortgage and Housing Corporation (CMHC) at Brantwood Community Services in Brantford.

  • The governments of Canada and Ontario contributed more than $4.1 million, which will go to more than 160 projects operated by 46 community agencies across Ontario.
  • These improvements are being made to housing that is dedicated to individuals requiring support services to live independently in the community.

TREB Responds To Ontario’s Fair Housing Plan

TORONTO, April 20, 2017 — Toronto Real Estate Board CEO John DiMichele has released a statement in response to the new measures announced today by the Ontario Government for homebuyers and renters.

“The Toronto Real Estate Board is encouraged that all levels of government are making the state of the housing market a priority; however, TREB strongly believes that public policy decisions with regard to the housing market should be evidence-based and supported by empirical data. In this regard, it is not clear that the issues targeted by the policies announced today are fully understood at this point, nor is it clear how effective these policies will be, or if they will have unintended outcomes.

TREB continues to believe that more empirical evidence is needed to fully understand the issues that governments are attempting to address. TREB has participated in discussions with policy makers and has taken the initiative to conduct research that has contributed valuable data, and we will continue to do so.

With regard to REALTOR practices as it relates to the home bidding process or representation of sellers and buyers, TREB welcomes a review of the Real Estate and Business Brokers Act, which REALTORS are currently obligated to comply with and is administered by the Real Estate Council of Ontario (RECO). Celebrating new affordable rental homes in Peterborough and Kawartha Lakes

PETERBOROUGH, ON, April 21, 2017 — A grand opening ceremony was held today for new affordable rental homes in Peterborough.

The Mount Community Centre is a community hub with an affordable housing element. The facility, at 1545 Monaghan Road in Peterborough, received $600,000 for six of its affordable housing units. These units will ensure more Peterborough residents have a safe, affordable place to call home.

Maryam Monsef, Member of Parliament for Peterborough-Kawartha, on behalf of the Honourable Jean-Yves Duclos, Minister of Families, Children and Social Development and Minister Responsible for Canada Mortgage and Housing Corporation, along with Jeff Leal, Member of Provincial Parliament for Peterborough, on behalf of the Honourable Chris Ballard, Ontario’s Minister of Housing and the Minister Responsible for the Poverty Reduction Strategy, were on hand for the announcement. Peterborough Mayor Daryl Bennett also spoke at the event.

The event also celebrated several other affordable housing developments in the Peterborough and Kawartha Lakes regions, all of which received funding through the Canada-Ontario Investment in Affordable Housing agreement, including:

  • Affordable housing at 6-8 Lindsay Street North in Lindsay, where a total of $2.59 million was invested in 20 units.
  • Twenty-eight affordable housing units at 555 Bonaccord Street in Peterborough, which received a total of $1.5 million in joint funding.
  • The Brock Mission men’s shelter at 217 Murray Street in Peterborough, which received more than $1.5 million in funding for 15 units.
  • 732 and 736 Jane Street in Peterborough, which received $1 million in federal and provincial funding for eight units of affordable housing.
  • Ten affordable housing units at 1 Parkside Street in the City of Kawartha Lakes, which received $1 million.
  • 188 Edinburgh Street in Peterborough, which received $850,000 for 28 units.
  • The Knox Residence in Peterborough, which received $470,000 for 11 IAH funded units in a 41 unit affordable rental housing building.
  • A Habitat for Humanity building, which received $300,000 for four affordable housing units at 135 Rubidge Street in Peterborough.
  • Four units at 342 Downie Street in Peterborough, which received $230,000 in joint funding.

TORONTO, ON, April 19, 2017 — The governments of Canada and Ontario announced funding for the North York Women’s Shelter, a women’s shelter serving the Toronto community since 1984. This funding will allow the agency to construct a new shelter that will include 30 beds to provide continued support and improved services to women and children who are survivors of domestic violence.

This funding will allow the agency to construct a new shelter that will include 20 beds to provide continued support and improved services to women and children who are survivors of domestic violence.

  • Nelson House serves approximately 120 women and children each year.
  • The existing 15-bed Nelson House shelter will be replaced with a new, 10,000 square foot, 20-bed facility that is accessible and provides a private, quiet and supportive space for women and their children.

GTA REALTORS® Release Resale Housing Market Figures

TORONTO, April 5, 2017 — Toronto Real Estate Board President Larry Cerqua announced that Greater Toronto Area REALTORS® reported 12,077 residential sales through TREB’s MLS® System in March 2017.  This result represented a 17.7 per cent increase compared to the 10,260 sales reported in March 2016.  For the TREB market area as a whole, annual sales growth was strongest for condominium apartments and detached houses.

The number of new listings also increased on a year-over-year basis, at 17,051 – a 15.2 per cent increase compared to March 2016.  The strongest growth in new listings was experienced in the detached market segment.  While new listings were up strongly compared to last year, the rate new listings growth was still lower than the rate of sales growth. As a result, GTA market conditions continued to tighten.

“It has been encouraging to see that policymakers have not implemented any knee-jerk policies regarding the GTA housing market.  Different levels of government are holding consultations with market stakeholders and TREB has participated and will continue to participate in these discussions.  Policy makers must remember that it is the interplay between the demand for and supply of listings that influences price growth,” said Mr. Cerqua.

Strong competition between buyers continued to cause high levels of price growth in all major market segments.  The MLS® Home Price Index (HPI) Composite Benchmark Price was up by 28.6 per cent year-over-year.  For the TREB market area as a whole, the average selling price was up by 33.2 per cent, with similar annual rates of growth in the low-rise and condominium apartment segments.

“Annual rates of price growth continued to accelerate in March as growth in sales outstripped growth in listings.  A substantial period of months in which listings growth is greater than sales growth will be required to bring the GTA housing market back into balance.  As policy makers seek to achieve this balance, it is important that an evidence-based approach is followed,” said Jason Mercer, TREB’s Director of Market Analysis.

New affordable rental homes for Kingston

Since 2003, the province has committed more than $5 billion in funding for affordable housing, which has helped support more than 22,000 new affordable rental housing units, more than 335,000 repairs and improvements to social and affordable housing units and rental and down payment assistance to more than 93,000 households in need. These investments complement the commitments made through Ontario’s recent Long-Term Affordable Housing Strategy update, and support the province’s goal of ending chronic homelessness by 2025.
