Governments of Canada and Ontario celebrate new affordable housing in Guelph and Wellington County

GUELPH, ONTARIO, May 26, 2017 — The Governments of Canada and Ontario are proud to announce the official opening of new affordable housing for young mothers in Guelph and Wellington County. Michael House, located at 187 Bristol Street in Guelph, provides eight units of affordable housing.

Lloyd Longfield, Member of Parliament for Guelph, on behalf of Jean-Yves Duclos, Minister of Families, Children and Social Development and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC), along with Liz Sandals, Member of Provincial Parliament for Guelph, on behalf of the Honourable Chris Ballard, Ontario’s Minister of Housing, made the announcement today. Dennis Lever, Wellington County Warden, also participated in the event.

  • This initiative will specifically provide supportive housing to young mothers and their children, adding to Michael House’s existing residential program in Guelph for expectant and new mothers
  • Residents of these eight units of supportive housing will have access to a dedicated support worker as well as the ongoing support of Michael House’s caring and qualified staff
  • One unit is accessible further enhancing Michael House’s ability to serve the community
  • The event also celebrated the affordable housing development located at 169 Gordon Street in Fergus, which received over $8 million for 55 affordable housing units.
  • The County of Wellington contributed more than $5.68 million to both of these projects

Governments of Canada and Ontario announce funding for violence against women’s shelters across the province

HUNTSVILLE, ON, May 25, 2017 — The governments of Canada and Ontario today announced funding for repairs and upgrades to violence against women’s shelters throughout the province. Fifty-eight women’s shelters across Ontario will receive more than $4.1 million in capital upgrades.

The announcement was made today at Chrysalis, operated by Muskoka Women’s Advocacy Group, which received $22,600 to increase outdoor security, install electrical and access buttons on doors, and upgrade lighting system.

The Honourable Jean-Yves Duclos, Minister of Families, Children and Social Development and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC), along with the Honorable Dr. Helena Jaczek, Ontario’s Minister of Community and Social Services, made the announcement.

THUNDER BAY, ON, May 23, 2017 — The governments of Canada and Ontario celebrated the grand opening of 1100 Donald Street East today, adding eight units of affordable housing in Thunder Bay.

The Honourable Patty Hajdu, Minister of Employment, Workforce Development and Labour, and Member of Parliament for Thunder Bay-Superior North, on behalf of the Honourable Jean-Yves Duclos, Minister of Families, Children and Social Development and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC), and the Honourable Bill Mauro, Minister of Municipal Affairs and Member of Provincial Parliament for Thunder Bay-Atikokan, on behalf of the Honourable Chris Ballard, Ontario’s Minister of Housing and Minister Responsible for the Poverty Reduction Strategy, made the announcement today. Adam Vaghan, Parliamentary Secretary to the Minister of Families, Children and Social Development, along with Don Rusnak, Member of Parliament for Thunder Bay—Rainy River, and Keith Hobbs, Mayor of Thunder Bay, also participated in the event.

The Donald Street announcement included a celebration of a number of other affordable housing initiatives in Thunder Bay, Sioux Lookout, Fort Frances and Red Lake. These developments provide 187 families in northwestern Ontario with a safe, affordable place to call home.

The 1100 Donald Street East development received $383,183 in combined federal and provincial funding through the Investment in Affordable Housing agreement. The federal and provincial contributions for all eight housing developments celebrated today equal nearly $10.8 million.

The following projects were also celebrated today:

  • Sister Leila Greco Apartments at 300 Lillie St. in Thunder Bay, which received $6.6 million for 132 affordable housing units for seniors
  • Twenty units of affordable housing at 410-412 Victoria Avenue East in Thunder Bay, which received nearly $1.5 million. Eight units are designated for persons with restricted mobility.
  • Six units of affordable housing with Wahkaihganun Futures Corporation in Fort Frances, which received over $1 million for Indigenous families.
  • Ten units of affordable housing for Indigenous families at 9 Millar Drive in Sioux Lookout, which received $495,914.
  • Eight units of affordable housing at 277 Pearl Street in Thunder Bay, which received $383,182.
  • Two units of affordable housing for Indigenous families at 14 Gustafson Crescent in Red Lake, which received $318,416.
  • One unit of affordable housing for an Indigenous family at 46 Lassie Road in Red Lake, which received $131,584.

Celebrating new affordable rental homes in Toronto

TORONTO, ON, May 17, 2017 — A grand opening ceremony was held today for new affordable rental homes at Casa Emery Village in the City of Toronto.

The mixed-use facility consists of 348 units of affordable rental housing, including a number of units designated for seniors and recent immigrants. This building is part of a larger development that, once completed, will be the cornerstone of Toronto’s growing Emery Village.

Casa Emery Village received nearly $36.7 million in funding from the Government of Canada and Government of Ontario through the Investment in Affordable Housing agreement. It was also supported with $7.1 million in financial assistance from the City of Toronto. This investment is delivering 348 affordable rental housing units for those in need, including seniors and recent immigrants. Amenities for residents include a library/study area, party room, gym, laundry facilities and bicycle room, as well as commercial space.

Judy Sgro, Member of Parliament for Humber River-Black Creek, on behalf of the Honourable Jean-Yves Duclos, Minister of Families, Children and Social Development and Minister Responsible for Canada Mortgage and Housing Corporation, along with the Honourable Chris Ballard, Ontario’s Minister of Housing and the Minister Responsible for the Poverty Reduction Strategy, were on hand for the announcement. Councillor Ana Bailão, the City of Toronto’s Housing Advocate and Chair, Affordable Housing Committee, also spoke.

The event also celebrated several other affordable housing developments in the City of Toronto, all of which received funding through the Canada-Ontario Investment in Affordable Housing agreement, including:

  • Fifty units of affordable housing at 230 Sackville St. as part of the Regent Park Revitalization Plan, which received more than $14 million.
  • Forty units of affordable housing at 180 Sackville St., also part of the Regent Park Revitalization Plan, which received $4.8 million.
  • Twelve units of affordable housing for off-reserve Indigenous residents at 22-26 Norwood Road, which received $2.1 million.
  • Four units of affordable housing at 1330 Wilson Ave., which received $597,750.
  • Four units of affordable housing at 3207 Kingston Rd., which received $547,200.

GTA REALTORS® Report April Resale Housing Figures, As TREB Releases New Insights On Foreign Buyers, Speculation, And Multiple Ownership

TORONTO, May 3, 2017 — The Toronto Real Estate Board has examined property assessment and land registry data in Ontario and has concluded that foreign buyer ownership, as well as speculation by foreign and domestic buyers and multiple ownership in the Greater Golden Horseshoe housing market remains low.

TREB is releasing their analysis of this data at the same time as TREB President Larry Cerqua announces that Greater Toronto Area REALTORS® entered 33.6 per cent more new listings into TREB’s MLS® System in April 2017, at 21,630, compared to the same month in 2016. New listings were up by double-digits for all low-rise home types, including detached and semi-detached houses and townhouses. New listings for condominium apartments were at the same level as last year.

Total sales for the TREB market area as a whole amounted to 11,630 – down 3.2 per cent year-over-year. One issue underlying this decline was the fact that Easter fell in April in 2017 versus March in 2016, which resulted in fewer working days this year compared to last and, historically, most sales are entered into TREB’s MLS® System on working days.

“The fact that we experienced extremely strong growth in new listings in April means that buyers benefitted from considerably more choice in the marketplace. It is too early to tell whether the increase in new listings was simply due to households reacting to the strong double-digit price growth reported over the past year or if some of the increase was also a reaction to the Ontario Government’s recently announced Fair Housing Plan,” said Mr. Cerqua.

The MLS® Home Price Index (HPI) Composite Benchmark Price was up by 31.7 per cent year-over-year in April 2017. Similarly, the average selling price for all home types combined was up by 24.5 per cent to $920,791.

“It was encouraging to see a very strong year-over-year increase in new listings. If new listings growth continues to outpace sales growth moving forward, we will start to see more balanced market conditions. It will likely take a number of months to unwind the substantial pent-up demand that has built over the past two years. Expect annual rates of price growth to remain well-above the rate of inflation as we move through the spring and summer months,” said Jason Mercer, TREB’s Director of Market Analysis.

New Insights on Foreign Buyers, Domestic and Foreign Speculation, and Multiple Ownership

TREB is encouraged that all levels of government, including the Province of Ontario, are making the state of the housing market a priority. However, TREB strongly believes that public policy decisions with regard to the housing market should be evidence-based and supported by empirical data.

In an effort to further the research into foreign buying activity, speculative buying and selling (“flipping”), and ownership of more than one property, TREB analyzed aggregated annual property sales, and aggregated residential data provided by the Municipal Property Assessment Corporation (MPAC) and Teranet Inc. (Teranet) for the Greater Golden Horseshoe (GGH), specifically between 2008 and April 2017.

A summary of TREB’s key findings from an analysis of the data:

 

  • The number of buyers with a mailing address outside of Canada is well-below one per cent, regardless of the year. Most of these buyers have a mailing address in the United States.

     

  • Between 2008 and April 2017, the average share of foreign buyers in the GGH was 2.3 per cent.  The share was 2.2 per cent in 2016 and 2.6 per cent for the January through April period in 2017. The majority of foreign buyers – 87 to 90+ per cent – purchased their home as a place to live: 91.5 per cent in 2016 and 88 per cent January through April in 2017.

     

  • The trend from 2008 to April 2017 suggests that the share of foreign home buyers has remained low.  The results also follow the results from earlier released data from an Ipsos survey of TREB Members conducted in the fall of 2016. The Ipsos survey results estimated that 4.9 per cent of transactions undertaken between the fall of 2015 and the fall of 2016 were accounted for by foreign buyers.  The Ipsos survey results had an estimated margin of error of ± 2 percentage points, 19 times out of 20.

     

  • Between 2008 and April 2017, homes bought and sold within a short period of time – within one year of the original transaction – by domestic or foreign buyers accounted for a very small share (less than five per cent in 2016 and approximately seven per cent between January and April 2017) of total transactions.

     

  • TREB analyzed the ratio of property owners that owned more than one property in the GGH to the total number of properties. As of April 2017, this was a relatively small 6.2 per cent of total properties.
