Author: Toronto Real Estate Admin / Category: News Bulletin

BRANTFORD, May 4, 2007 — St. Leonard’s Community Services today celebrated the opening of its expanded 20-bed Youth Resource Centre that will benefit youth in crisis.

“Canada’s New Government is committed to supporting housing for at-risk youth,” said Gary Goodyear, Member of Parliament for Cambridge, on behalf of the Honourable Monte Solberg, Minister of Human Resources and Social Development. “Through our investment of $480,000, we are making an important difference in the lives of young people in Brantford who are working towards building a safer, stronger and better future for themselves.”

Canada’s New Government provided $480,000 through Canada Mortgage and Housing Corporation’s (CMHC) Shelter Enhancement Program to renovate the facility at 331 Dalhousie Street. The Youth Resource Centre receives operating funding from the City of Brantford and the Ontario Ministry of Children and Youth, which also contributed funding for furniture.

The Youth Resource Centre provides emergency and short-term housing, support programs and referral services for youth 15 to 19 years of age. Young people can access the tools they need to build independent lives. Services include individual and group counselling, a learning centre and employment search assistance.

“St. Leonard’s Community Services is grateful for the financial support provided by Canada Mortgage and Housing Corporation, which created 20 single bed rooms, a new kitchen and dining facilities for Brantford’s most vulnerable youth,” said Bill Sanderson, Executive Director, St. Leonard’s Community Services. “In this new “home like” environment, youth can be safe, receive needed support and make a new start. We commend the Government of Canada, the Province of Ontario and the City of Brantford for addressing the problem of youth homelessness in our community.”

St. Leonard’s Community Services is a charitable agency that promotes innovative programs for youth, families and adults. Their staff and volunteers provide diverse services in the areas of youth and family counselling, housing, justice, addictions and mental health, employment and education.

CMHC’s Shelter Enhancement Program offers financial assistance for the repair, rehabilitation and improvement of existing shelters for victims of family violence, as well as the acquisition or construction of new shelters and second stage housing where needed.

Governments of Canada and Ontario Celebrate New Affordable Housing in Oshawa

Author: Toronto Real Estate Admin / Category: News Bulletin

Canada – Ontario

OSHAWA, ON, October 26, 2012 — The Government of Canada, the Government of Ontario and The Regional Municipality of Durham celebrated the official opening of 12 new affordable housing rental units in Oshawa. The project is supported by $840,000 in funding through the Canada – Ontario Affordable Housing Program. The construction of this project has created up to 30 jobs in Ontario and helps to meet the housing needs of low-income individuals in the Oshawa area.

Colin Carrie, Parliamentary Secretary to the Minister of Health and Member of Parliament for Oshawa, on behalf of the Honourable Diane Finley, Minister of Human Resources and Skills Development and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC); and Joe Dickson, Member of Provincial Parliament for Ajax – Pickering, on behalf of the Honourable Kathleen Wynne, Ontario’ Minister of Municipal Affairs and Housing; along with Regional Councillor Lorne Coe, Chair of the Health and Services Committee, on behalf of Durham Regional Chair and Chief Executive Officer, Roger Anderson, made the announcement today.

“Our Government is committed to giving a hand-up to those who need it most here in Oshawa,” said PS Carrie. “That’s why we are proud to have invested in the construction of these new units in Oshawa, which will go a long way to providing safe, affordable homes for years to come.”

“The importance of having a safe and affordable place to call home is essential to building stronger communities throughout this province,” said MPP Joe Dickson. “The construction of these 12 units will provide affordable housing for residents as well as contribute to the local economy.”

“Today we are celebrating the development of new, affordable housing opportunities for the residents of Durham Region thanks to a significant contribution from our municipal, provincial and federal partners,” said Councillor Coe. “This development represents an investment in our community, and a commitment from all partners to ensure that those members of our community who are experiencing economic challenges have access to affordable housing in Durham.”

The 12-unit project located at 1529 Ritson Road South received $840,000 through a joint investment under the Canada – Ontario Affordable Housing Program Agreement. The federal and provincial funding is complemented by more than $2.25 million in municipal financial incentives from The Regional Municipality of Durham. Property taxes for the affordable housing units will be equivalent to the single residential rate for the next 20 years.

The Government of Canada, through CMHC, will invest more than $2 billion in housing this year. Of this amount, $1.7 billion will be spent in support of almost 605,000 households living in existing social housing. In Ontario, this represents some 237,750 households. These investments are improving the quality of life for low-income Canadians and households living in existing social housing, including individuals who are homeless or at-risk of homelessness, seniors, persons with disabilities, recent immigrants and Aboriginal people.

Ontario continues to build new affordable housing and repair existing units for Ontarians with housing needs.  Since 2009, the provincial government has provided nearly$183 million to build new rental housing units for low-income seniors and persons with disabilities. Ontario’s overall investment of over $2.5 billion has translated into the construction and repair of more than 270,000 housing units and the provision of 35,000 rent supplements for Ontario families on fixed incomes. The province’s Long-Term Affordable Housing Strategy sets a strong foundation for a more efficient, accessible affordable housing system in Ontario.

Affordable housing is a key component of Ontario’s Poverty Reduction Strategy. Download a copy of the Government of Ontario’s Long-Term Affordable Housing Strategy. To find out more about affordable housing in Ontario, visit www.ontario.ca/housing.

Thirty-One New Affordable Housing Units Open in London

Author: Toronto Real Estate Admin / Category: News Bulletin

London

LONDON, May 4, 2007 — Canada’s New Government, the Government of Ontario and the City of London marked the official opening of two new affordable housing developments today. The two projects, at 34 Covent Market Place and at 211 Dundas Street, will create a total of 31 units of affordable housing for individuals, seniors, and families.

Joe Preston, Member of Parliament for Elgin – Middlesex – London, on behalf of the Honourable Monte Solberg, Minister of Human Resources and Social Development; Deb Matthews, MPP for London North Centre, on behalf of the Honourable John Gerretsen, Ontario’s Minister of Municipal Affairs and Housing; and London Mayor Anne Marie DeCicco-Best shared in today’s ceremony.

“Canada’s New Government is committed to making affordable housing available across Canada for those who need it most,” said MP Preston. “The creation of these new units will allow lower income families, individuals and seniors in London to live in safe, quality housing at an affordable cost and start a new page in their lives”.

“Our government is committed to helping provide housing for Ontarians who need it,” said MPP Matthews. “By building safe, affordable apartments in the downtown core — close to shopping, transportation and community services — we’re helping the entire London community. I’m delighted that the McGuinty government is a partner in these projects.”

The $3.35 million project at 34 Covent Market Place, sponsored by 129 Dundas Developments Inc., received $675,000 in funding under the Canada – Ontario Affordable Housing Program. It will provide 25 apartments for single people and seniors with lower incomes.

The conversion of 211 Dundas Street, sponsored by Chai-El Holdings Inc., will provide six new units of affordable housing for single people and seniors. The conversion cost $329,050 and the project received $91,000 in funding under the AHP.

Federal and provincial funding for these two projects was complemented by more than $714,000 in municipal financial incentives.

“The City greatly appreciates this creative approach to addressing the ongoing need for more affordable housing in our community,” says Mayor Anne Marie DeCicco-Best.  “While we continue to combat homelessness in many ways, it’s encouraging to see the positive steps resulting from the combined efforts of all levels of government and interested community partners.”

“The cooperation between the three levels of government and the private sector has made it possible to create two modern and attractive buildings with 31 affordable units that will help rejuvenate downtown London,” said Yossi Lavie, owner of 129 Dundas Developments Inc. and Chai El Holdings Inc.

In London, Canada’s New Government, through Canada Mortgage and Housing Corporation (CMHC), has contributed $5.4 million through the pilot round of the Canada – Ontario Affordable Housing Program.

The new Canada – Ontario Affordable Housing Program Agreement comprises a commitment of $301 million from each of the two senior levels of government. In total, the federal, provincial and municipal governments will invest at least $734 million in the program, which will provide affordable housing for 20,000 households in Ontario.

Ontario

KIRKLAND LAKE, May 11, 2007 — Canada’s New Government and the government of Ontario today announced an allocation of $4 million to renovate housing for low-income households in Northern Ontario, including aboriginal families living off-reserve, under the Canada – Ontario Affordable Housing Program. Frontiers Foundation Inc. and ManTech Services are the successful proponents for the delivery of the program.

The Honourable Tony Clement, Minister of Health and Minister for the Federal Economic Development Initiative for Northern Ontario, on behalf of the Honourable Monte Solberg, Minister of Human Resources and Social Development and Minister responsible for Canada Mortgage and Housing Corporation, and the Honourable John Gerretsen, Ontario Minister of Municipal Affairs and Housing, made the announcement at the Federation of Northern Ontario Municipalities Annual Conference.

“Canada’s New Government is committed to supporting housing for low-income families, including aboriginal families living off-reserve,” said Minister Clement.  “Through our investment of $2 million, we are making an important difference in the lives of families in Northern Ontario who are working towards building a safer, stronger and better future for themselves.”

“The McGuinty government believes that every Ontario family should have a safe, healthy and affordable place to call home,” said Minister Gerretsen. “Today’s initiative is another step toward making a real difference in the lives of working families and Ontario’s most vulnerable households in the north.”

Frontiers Foundation Inc., a national non-profit organization, will be delivering over $2.62 million to eligible clients to finance major repairs and renovations for 131 homes in Northern Ontario. In addition, ManTech Services, one of northern Ontario’s largest grant-administration companies, will be delivering over $1.38 million to eligible clients for the repair and renovations of 69 Northern Ontario homes.

Under the Northern component of the Canada – Ontario Affordable Housing Program, funding is used to rehabilitate, renovate or replace substandard housing which will help to preserve affordable housing for low-income families in Northern Ontario. Funds may also be available to encourage affordable rental housing development where appropriate.

“This new agreement will strengthen the work of our Aboriginal voluntary service and community advancement agency in smaller communities north of the Nipissing region, as well as in the Thunder Bay and Kenora – Rainy River areas,” said Marco A. Guzman, Executive Director of Frontiers Foundation Inc. “We invite local volunteers to join our Operation Beaver program to address homelessness in their communities and give a helping hand to those in need.”

Frontiers Foundation is Canada’s largest and longest-serving aboriginal community advancement and volunteer service organization. The Foundation has 30 years of experience in helping low-income households in Northern Ontario with their home improvements by combining volunteer labour and sweat equity with government investment and private-sector donations.

“We are delighted to see that governments have recognized the need for programs such as this,” said Gerry Strong, Executive Director of ManTech Services. “The funds allocated by the federal and provincial governments will go a long way in improving housing standards for some of the most vulnerable people in our community.”

ManTech Services has been involved in the administration of grant funding for low-income households since 1988. The company provides assistance to low-income households to secure funding for home repairs.

Lester B. Pearson Place Officially Opens

Author: Toronto Real Estate Admin / Category: News Bulletin

Canada

TORONTO, May 11, 2007 — Canada’s New Government, the Government of Ontario and the City of Toronto, along with NUC-TUCT Non-Profit Homes Corporation, marked the official opening of Lester B. Pearson Place, a new affordable housing apartment complex in Toronto. The building, located at 45 Cummer Avenue, provides 53 apartments for families, seniors and single people with mixed incomes.

Attending today’s ceremony were Mike Wallace, Member of Parliament for Burlington, on behalf of the Honourable Monte Solberg, Minister of Human Resources and Social Development and Councillor David Shiner, Ward 24 Willowdale, on behalf of Toronto Mayor David Miller.

“Canada’s New Government is committed to making quality, affordable housing more available for lower-income individuals, families and seniors here in Toronto and right across Canada,” said MP Wallace. “Our government is pleased to work with our partners to extend a helping hand to those who are working towards building a better future.”

“The volunteers of NUC TUCT Non-Profit Homes Corporation have worked tirelessly for many years to make this project a reality,” said John Gerretsen, Ontario’s Minister of Municipal Affairs and Housing. “Lester B. Pearson Place is an excellent example of how governments can work with community organizations to meet the needs of the community. I’m proud that the McGuinty government is a partner in this important project.”

The $11.5 million project, including $1.5 million from the Canada – Ontario Affordable Housing Program, was sponsored by the Newtonbrook United Church and the Taiwanese United Church of Toronto (Nuc-Tuct) Non-Profit Homes Corporation. The City of Toronto provided a $2.96 million loan and property tax and fee waivers worth $820,000.

“Since 2001 when I first met the wonderful NUC-TUCT volunteers I was impressed by their generosity and dedication to help others,” said Shiner. The NUC-TUCT team didn’t just donate a very valuable piece of land, they also raised close to $1 million and were successful in making Lester B. Pearson Place part of the community.  It has truly been my honour to work with such a dedicated team of volunteers and it is with great pleasure that I join them in the official opening today.”

“We were very pleased to welcome our new tenants on July 1st of 2006 and we continue to look forward to many years of seeing the children grow and the families enjoy coming home to Lester B. Pearson Place,” said Evelyn Robertson, President of NUC-TUCT Non-Profit Homes.  “We have been able to provide housing for 53 households and as the Board of NUC-TUCT Non-Profit Homes Corporation we have raised over $946,000.00 towards our target of $1 million. We appreciate the support of so many donors who have helped to make Lester B. Pearson Place a reality.”

The new Canada – Ontario Affordable Housing Program Agreement comprises a commitment of $301 million from each of the two senior levels of government. In total, the federal, provincial and municipal governments will invest at least $734 million in the program, which will provide affordable housing for 20,000 households in Ontario.

The City of Toronto, through the Affordable Housing Committee, is working with the federal and provincial governments, community and private sectors to deliver 1,000 new rental homes in 2007.

GTA REALTORS® Release Rental Market Report

Author: Toronto Real Estate Admin / Category: Toronto Realtor

GTA REALTORS® RELEASE RENTAL MARKET REPORT

TORONTO, October 16, 2012 — Greater Toronto Area
REALTORS®
reported 5,241 rental transactions involving condominium apartments through
the TorontoMLS system in the third quarter of
2012.  This result represented a three per cent
increase compared to the third quarter of 2011.  Over
the same time period, the number of condominium apartments listed for rent
increased by 18 per cent annually to 8,845.

“The high number of condominium apartment completions
in the GTA in 2011 and the beginning of 2012 has been well-documented.  Some of these newly completed units are
owned by investors who have a longer term investment time horizon.  These investors have chosen to rent their
units out to generate cash flow,” said Toronto Real Estate Board (TREB)
President Ann Hannah.

One-bedroom and two-bedroom condominium apartments accounted
for 95 per cent of rental transactions in the third quarter.  Average rents were up on a year-over-year
basis for both apartment types, increasing by almost 3.5 per cent for one-bedroom
units and over two per cent for two-bedroom units.

“Rental market conditions remained tight in the third
quarter, but average annual rent increases were not as strong compared to
most of the previous year.  Growth
in rental listings outpaced growth in rental transactions over the past six
months.  Prospective renters had more units to
choose from, which led to less upward pressure on rents,” said Jason
Mercer, TREB’s Senior Manager of Market Analysis.

Canada – Ontario Affordable Housing Program Helps Rebuild Home for Family Living with Disabilities

Author: Toronto Real Estate Admin / Category: News Bulletin

crest

CHATHAM, May 22, 2007 — Canada’s New Government, the Government of Ontario and the Municipality of Chatham – Kent celebrated a commitment of $70,000 under the Canada – Ontario Affordable Housing Program to modify a single-family dwelling owned by Chatham Hope Non-Profit Housing Inc. to provide fully accessible accommodation for tenants with physical disabilities.

Dave Van Kesteren, Member of Parliament for Chatham – Kent – Essex, on behalf of the Honourable Monte Solberg, Minister of Human Resources and Social Development and Mayor Randy Hope presented the new residents with a framed print by a local artist to commemorate  the occasion.

“Canada’s New Government is committed to enhancing the quality of life for Canadians with disabilities,” said Mr. Van Kesteren. “The home modifications we are providing will make a real difference in the lives of members of this family.”

“Affordable housing projects like this one in Chatham help ensure families living with disabilities continue to lead full and independent lives,” said John Gerretsen, Ontario Minister of Municipal Affairs and Housing. “Through our partnership with the different orders of government and community organizations like Chatham Hope Non-Profit, we are able to expand the range of housing options available to our residents so they can continue to live in their own communities.”

The federal and provincial funding is complemented by $1,200 in municipal financial incentives.

”The Municipality of Chatham – Kent is committed to providing safe, affordable housing options for residents of Chatham – Kent,” says Chatham – Kent Mayor Randy Hope. “Projects such as this are made successful through collaborated partnerships with federal, provincial and municipal levels of government.”

The cost to rebuild the Arthur Drive home, which is occupied by a family living with disabilities, is approximately $200,000. The one-storey, four-bedroom home is specifically designed for wheelchair accessibility. Home features include wide hallways, a lift to transport residents from the bedroom to the bathroom and a drive-in shower. All doorways are wide enough to provide barrier-free movement. To ensure energy-efficiency, Chatham Hope installed a radiant heating system and energy efficient appliances.

The new Canada – Ontario Affordable Housing Program Agreement comprises a commitment of $301 million from each of the two senior levels of government. In total, the federal, provincial and municipal governments will invest at least $734 million in the program, which will provide affordable housing for 20,000 households in Ontario.

GTA REALTORS® Release Condo Market Report

Author: Toronto Real Estate Admin / Category: Toronto Realtor

GTA REALTORS® RELEASE CONDO MARKET REPORT

TORONTO, October 16, 2012 – Greater Toronto Area REALTORS® reported 4,541 condominium apartment sales through the TorontoMLS system in the third quarter of 2012.  This result represented a 20.5 per cent
decline in transactions compared to the third quarter of 2011.  Over the same period, the number of new
listings was up by more than 6.5 per cent to 11,456.

“The condominium apartment market was the best supplied
market segment in the third quarter of this year.  Strong condominium apartment completions
in 2011 and the first half of 2012 resulted in many investor-held units listed
for sale.  At the same time, sales
dropped off relative to last year as some buyers moved to the sidelines as
stricter mortgage lending guidelines resulted in increased costs of home
ownership,”
said Toronto Real Estate Board (TREB) President Ann Hannah.

The average selling price for condominium apartments in the
third quarter, at $334,204, was flat in comparison to the same period last
year.

“With more listings to choose from and fewer sales,
condo buyers have not been as aggressive with regard to offers, and sellers
have had to price their units competitively.  The
result was little upward pressure on the average selling price compared to
last year.  Given the supply of
listings currently in the market place, the average rate of price growth
for condo apartments should continue to lag price growth for low-rise home
types over the next year,” said Jason Mercer, TREB’s Senior Manager
of Market Analysis.

“This project will help many lower-income individuals with disabilities access quality, affordable housing,” said MP MacKenzie. “Canada’s New Government is very proud to have made a significant contribution to this project, which will provide safe and supportive housing for those who need it in this community.”

“The McGuinty government is committed to providing affordable housing to help families and individuals with disabilities to live independently and with dignity,” said John Gerretsen, Ontario’s Minister of Municipal Affairs and Housing. “This project is a tangible result of the different levels of government working together with community partners to improve the quality of life for vulnerable residents.”

The $1.2 million project, including $525,000 from the Canada – Ontario Affordable Housing Program, will provide 15 units at 373 Blossom Park Road in the City of Woodstock. The project is sponsored by Homestead Christian Care.

County of Oxford Warden Paul Holbrough commented, “On behalf of the residents of Oxford County, I congratulate Homestead Christian Care on the completion of this project. The County of Oxford looks forward to an enduring relationship which provides supportive services to the residents of Oxford, allowing affordable choices in housing for people in our community.”

Woodstock Mayor Michael Harding said, “Affordable supportive housing for those of us living with mental health issues is urgently needed here in our City and throughout Oxford County. I am proud of the efforts and commitment that Homestead Christian Care has made to the City of Woodstock and to seeing that this need is being met today.”

Federal and provincial funding was complemented by more than $228,500 in municipal financial incentives.

“Homestead Christian Care is thrilled by this opportunity to expand our supportive housing program in Oxford County,” said Jeff Neven, Director of Operations. “We appreciate the contributions of all levels of government, along with members of this community, in making this new facility a reality. Your support guarantees that these units will stay affordable for our tenants.”

The new Canada – Ontario Affordable Housing Program Agreement comprises a commitment of $301 million from each of the two senior levels of government.  In total, the federal, provincial and municipal governments will invest at least $734 million in the program, which will provide affordable housing for 20,000 households in Ontario.
