President’s Toronto SUN Column: Serving Others Is The Highest Honour Of All

Author: Toronto Real Estate Admin / Category: Toronto Realtor

TREB President’s Column as it appears every Friday in the Toronto Sun’s Resale Homes and Condos section.

May 25, 2012 — One aspect of being a REALTOR® that never ceases to inspire me is the window I’m given into my clients’ hopes, challenges and interests. Throughout the years I’ve collected a wealth of knowledge on various cultures, causes and pastimes. Like you, Greater Toronto REALTORS® lead lives that are far from one-dimensional. You’ll find us involved in many aspects of life in our communities, from coaching minor league sports teams, to contributing to the important work of hospices, to swinging hammers in support of affordable housing initiatives.

Harvey Malinsky of RE/MAX Hallmark Realty, has for example, been actively involved with the Toronto People With Aids Foundation for the past three years. He plays an integral role in organizing one of the Foundation’s major fundraisers, the Friends for Life Bike Rally, which involves sponsored cyclists riding from Toronto to Montreal. He also participates in the event, and in his three years of riding, has collected more than $100,000 in pledges.

Others like MinMaxx Realty’s Azim Rizvee, spread their efforts over a number of causes. He raises funds through charity barbeques and golf tournaments for the United Way, the Salvation Army, and the Milton Hospital Foundation, and sponsors the Milton Centre for the Arts, the Muslim Association of Milton and the Milton Skating Club.

In recognition of their efforts, Harvey and Azim each received a Community Service Award from the Toronto Real Estate Board (TREB) earlier this month.

In addition to our individual pursuits, we pool our resources to contribute to the social fabric of our city. Recently, Greater Toronto REALTORS® voted for the fifth consecutive year to allow the Toronto Real Estate Board to make a donation of $1 per Member per month for a year on behalf of its more than 34,000 Members to the REALTORS Care Foundation.

As a result of this commitment last year alone, we were able to offer grants to 35 different shelter-related charities throughout the Greater Toronto Area, including organizations that have helped abused women, homeless teens, critically ill children, and new immigrants, to name just a few. We have also proudly sponsored a number of Habitat for Humanity homes in recent years, helping low income families achieve the dream of home ownership.

In our efforts to continuously improve our service to you, hundreds of us also volunteer at our professional association. This year, the efforts of RE/MAX Ultimate’s Ken Belcher, Royal LePage’s Regina Kurth and RE/MAX Unique’s John Meehan, each of whom has contributed in the areas of Arbitration and Professional Standards, were recognized with the Toronto Real Estate Board’s David Rossi Committee Service Award. Additionally, Dosman Real Estate Services’ Michael Dosman was chosen as the recipient of this year’s Commercial Award of Merit for his many efforts, which span more than a decade.

These awards were presented at REALTOR® QUEST, TREB’s annual two-day conference for Greater Toronto REALTORS®.  It features Canada’s largest real estate trade show; a health and wellness expo; and a range of complimentary Continuing Education sessions, which REALTORS® are required to complete on an ongoing basis to keep their skills and knowledge up-to-date to serve you.

Thousands of Greater Toronto REALTORS® take part in the conference, and it’s just one example of their many quiet efforts to serve you better, because receiving your confidence really is the highest honour of all.

Governments of Canada and Ontario Celebrate New Affordable Housing

Author: Toronto Real Estate Admin / Category: News Bulletin

Canada – Ottawa

OTTAWA, ONTARIO, May 25, 2012 — Funding of almost $145 million for 1,282 new affordable housing rental units for seniors, persons with disabilities and families living on low-incomes was announced today in Ottawa. This funding under the Canada’s Economic Action Plan and the Canada – Ontario Affordable Housing Program Agreement lends support to 27 affordable housing developments across Ontario and is creating 3,205 jobs.

The Honourable Diane Finley, Minister of Human Resources and Skills Development and Minister responsible for Canada Mortgage and Housing Corporation (CMHC), and the Honourable Kathleen Wynne, Ontario Minister of Municipal Affairs and Housing and Minister of Aboriginal Affairs, along with Ottawa City Councillor Diane Holmes, on behalf of Mayor Jim Watson, made the announcement.

“Our Government’s top priorities are job creation, economic growth and long-term prosperity for Canadians,” said Minister Finley. “Through continued investments in housing, we are creating local jobs while helping to improve the quality of life in communities across Canada.”

“I’m a firm believer that when we get people into safe, affordable housing, we are helping entire neighbourhoods,” said Minister Wynne. “These projects will empower residents to live more independently, benefiting all our communities.”

“Ottawa City Council is committed to helping Ottawa families not only find a place to call home, but keep it,” said Mayor Jim Watson. “In 2011, our very first budget earmarked $14 million annually to tackle homelessness and poverty and we are delighted to partner with the Government of Canada and the Province of Ontario to do even more together.”

Today’s event was held at Beaver Barracks, a 254-unit affordable housing project located on Metcalfe, Argyle and Catherine Streets in downtown Ottawa. Centretown Citizens Ottawa Corporation (CCOC), the owner and developer of Beaver Barracks, received $490,000 in combined federal/provincial funding under Canada’s Economic Action Plan and the Canada – Ontario Affordable Housing Program Agreement to create six new units of affordable housing, including apartments for persons with disabilities. The CCOC’s Beaver Barracks development is a $65 million project. It benefitted from $12 million in capital grants and municipal financial incentives and $18.3 million in previously-announced federal and provincial assistance.

CCOC is a community-owned tenant and member-directed private non-profit housing organization that has been developing and managing affordable housing since 1974. When the Beaver Barracks project is completed, CCOC will own and manage over 1,550 units in 50 properties across downtown Ottawa.

The Government of Canada, through CMHC, will invest more than $2 billion in housing this year. Of this amount, $1.7 billion will be spent in support of almost 605,000 households living in existing social housing. In Ontario, this represents some 237,750 individuals and families. These investments are improving the quality of life for low-income Canadians and households living in existing social housing, including individuals who are homeless or at-risk of homelessness, seniors, persons with disabilities, recent immigrants and Aboriginal people.

Ontario continues to build new affordable housing and repair existing units for Ontarians with housing needs. Ontario’s overall investment of over $2.5 billion has translated into the construction and repair of more than 270,000 housing units and the provision of 35,000 rent supplements for Ontario families on fixed incomes. The province’s Long-Term Affordable Housing Strategy sets a strong foundation for a more efficient, accessible affordable housing system in Ontario.

Governments of Canada and Ontario Celebrate New Affordable Housing in Toronto with YWCA

Author: Toronto Real Estate Admin / Category: News Bulletin

Canada – Ontario

TORONTO, ON, May 22, 2012 — The Government of Canada, the Government of Ontario, and the City of Toronto joined YWCA Toronto to celebrate the official opening of 300 affordable housing units. The project is supported by $21 million in funding through the Canada – Ontario Affordable Housing Program. The construction of the affordable housing component of the YWCA Elm Centre has created up to 750 jobs in Ontario and helps to meet the housing needs of families and individuals in the Toronto area.

Dr. Kellie Leitch, Parliamentary Secretary to the Honourable Diane Finley, Minister of Human Resources and Skills Development and Minister responsible for Canada Mortgage and Housing Corporation (CMHC), and the Honourable Kathleen Wynne, Ontario Minister of Municipal Affairs and Housing and Minister of Aboriginal Affairs, along with Ana Bailão, City of Toronto Councillor, (Ward 18 Davenport), and Heather McGregor, CEO, YWCA Toronto, made the announcement.

“Our government is investing in affordable housing here and across Canada to help create jobs and improve the quality of life of Canadians,” said Dr. Leitch. “By providing affordable and supportive housing in the downtown area, the YWCA Elm Centre is contributing to the economic and social well-being of the entire community.”

“More women will have a place to call home as a result of these units. Providing a safer and stable environment improves the quality of life for women and their families,” said Minister Wynne. “Our government is committed to investing in affordable housing and this project is a positive example of what we can accomplish when all levels of government work together.”

“On behalf of City Council, I want to congratulate YWCA Toronto for creating this mixed-income affordable housing — which is so important to the City,” said Bailão. “The Elm Centre is already making a great contribution to improving the lives of Torontonians — and will continue to do so for many years to come.”

“YWCA Toronto has found that when women have good, affordable housing and the right supports, they can thrive. We are thrilled to be opening the YWCA Elm Centre, one of the largest affordable housing projects in Canada,” said Heather McGregor, YWCA Toronto CEO. “However, 300 units do not begin to address the need. YWCA Toronto is determined to ensure more affordable and supportive housing is built across the city and country.”

The 300-unit project, YWCA Elm Centre, located at 87 Elm Street, received $21 million through a joint investment under the Canada – Ontario Affordable Housing Program Agreement. The federal and provincial funding is complemented by $15.7 million in financial incentives from the City of Toronto.

The YWCA Elm Centre provides 300 affordable apartments for single low-income women, women with children, women living with mental health and addiction issues and families of Aboriginal ancestry. More than $15 million has been raised by YWCA Toronto to help build the YWCA Elm Centre.

Le Cordon Bleu Culinary Institute Wins First Place in CMHC’s Charity Gingerbread House Competition for Habitat for Humanity NCR

Author: Toronto Real Estate Admin / Category: News Bulletin

OTTAWA, November 21, 2008 — Le Cordon Bleu Culinary Institute’s unique gingerbread home design made by the Wilbrod Team won the coveted award of first place in Canada Mortgage and Housing Corporation’s (CMHC) seventh-annual gingerbread house competition in support of Habitat for Humanity National Capital Region (NCR).

The colourful creation made by the Wilbrod Team from Le Cordon Bleu Culinary Institute won the top prize of $1000. A second place prize of $500 was awarded to La Cité Collégiale, and third place went to Moneca Kaiser Design Build with a $250 prize.

“It is a pleasure to support this worthy cause and to congratulate the winners of CMHC’s seventh-annual gingerbread house competition,” said the Honourable Diane Finley, Minister of Human Resources and Skills Development and the Minister Responsible for CMHC. “Families in the National Capital area are the real winners today.”

Sixteen local businesses, bakeries, restaurants and culinary institutes participated in the gingerbread house design competition, which was held at the Rideau Centre this morning. Awards for the best designed gingerbread homes were presented by a panel of judges, including Karen Kinsley, President of CMHC; Marc Caron, Vice-President of Habitat for Humanity NCR’s Board of Directors, Sheila Brady, Ottawa Citizen’s Homes Editor and Max Keeping, Vice-President of News and Public Affairs at CJOH.

As well, local media teams competed against each other, and against the clock, in a separate gingerbread-build competition. Special commendations were awarded to: CJOH TV (CTV) for best overuse of candies, the Ottawa Citizen for most original use of edible items and A Channel for the most original interpretation of the Christmas theme.

“At CMHC, we’ve seen how Habitat for Humanity has changed people’s lives and made a real difference to working families in the National Capital Region,” said Karen Kinsley, President of CMHC. “It’s a great concept to link the construction of these wonderful and creative homes to the construction of real houses for needy families. The money raised here today goes far beyond the magic of this festive season.”

“Habitat for Humanity National Capital Region is proud to partner with CMHC again this year for another excellent community event,” said Marc Caron, Vice-President of Habitat for Humanity NCR’s Board of Directors. “Although there can only be one top winner, everyone is a winner in this event, especially the local families who will be helped by your generosity.”

The gingerbread homes will be on display at the Rideau Centre in the West Bay Bridge (near Grand Toy) all weekend. Visitors are invited to tour the gingerbread village and bid on their favourite homes in a silent auction. All proceeds from the silent auction will go to Habitat for Humanity NCR toward their home building programs in the National Capital Region.

Habitat for Humanity NCR’s mission is to mobilize volunteers and community partners in building affordable housing and promoting home ownership as a means to breaking the cycle of poverty. Habitat has built 32 homes in the National Capital Region since 1993, and there are currently two homes under construction in Orleans.

CMHC has been Canada’s national housing agency for more than 60 years. CMHC is committed to helping Canadians access a wide choice of quality, environmentally sustainable, affordable homes, while making vibrant, healthy communities and cities a reality across the country.

President’s Toronto SUN Column: Standing up for Homeowners’ right to privacy

Author: Toronto Real Estate Admin / Category: Toronto Realtor

TREB President’s Column as it appears every Friday in the Toronto Sun’s Resale Homes and Condos section.

May 18, 2012 — Recently there has been coverage in the media regarding the Toronto Real Estate Board (TREB) and its fight to protect consumers in the dispute with the Canadian Competition Bureau.   However, there are a few points that continue to cause confusion, and should be clarified.

While some material on MLS® is publicly available through REALTOR.ca, TREB safeguards personal information as guided by privacy legislation. Abandoning these privacy safeguards of MLS® threatens the privacy of GTA consumers.

To better understand how Ontarians feel about the Competition Bureau’s actions to force TREB to abandon the safeguards in the MLS® System, TREB commissioned an Angus Reid poll.

The results of this poll could not be clearer. As part of the poll, TREB asked the question “Do you feel that, as much as possible, personal information (such as your name or the final sale price of your home) disclosed during the buying or selling of a home should be kept confidential by your REALTOR®?”

75% of Ontarians answered yes. Only 25% answered no. The overwhelming majority of Ontarians want their personal information kept confidential.

This sensitive private information includes a seller’s name (coupled with their address), negotiated sale price, sensitive property access information, financial information (including mortgage details), and property floor plans. If the Competition Bureau is successful, this information could become publicly available on the Internet, easily accessible by anyone.

The Competition Bureau is taking actions that would force TREB to abandon privacy safeguards for the entire MLS® System. This would create a “one stop shop” for abuses of private information. Consumers have not consented to this, and it would violate privacy laws.

Indeed this is the age of the Internet which is why TREB took steps to provide REALTOR® clients with much richer information but in a safe and responsible way. This is called a Virtual Office Website (VOW). TREB believes this policy meets the consumers’ need for more information.

A VOW service allows REALTORS® to offer consumers much richer information than that seen on REALTOR.ca. This password-protected website displays MLS® listing data while providing consumers with the benefit of a REALTOR® Member’s knowledge and accountability, and without compromising MLS® accuracy or consumers’ privacy rights.

Ontarians want their personal information kept confidential. REALTORS® subscribe to a Code of Ethics and have an obligation to protect consumers’ personal information.

This is a complex issue. That’s why TREB launched the website ProtectYourPrivacy.ca—to build awareness of the consequences of the Canadian Competition Bureau’s actions to dismantle the privacy safeguards of the MLS® System. REALTORS® have access to personal and sensitive information and an obligation to protect it.

“The Government of Canada is committed to making affordable housing available in Ontario and across Canada for those who need it most,” said Minister Finley. “Through this investment we are making an important difference in the lives of individuals and families in the Counties of Norfolk and Haldimand who are working towards building a stronger and better future for themselves.”

“Through this allocation to Norfolk and Haldimand Counties, the McGuinty government is renewing its commitment to work with our housing partners to grow the supply of affordable housing,” said Minister Watson. “This funding also allows people to get a foothold in the housing market, and alleviate some of the demand for affordable rental housing.”

The $579,000 allocation includes:

  • $210,000 for a three-unit project in Caledonia. The project is sponsored by Hal-Nor Properties Inc., and the units will be occupied by singles and families.
  • $140,000 for a two-unit project in Hagersville. The project is sponsored by Hal-Nor Properties Inc., and the units will be occupied by singles and families.
  • $140,000 for a two-unit project in Cayuga. The project is sponsored by Hal-Nor Properties, Inc., and the units will be occupied by singles and families.
  • $89,495 in down-payment assistance for 12 rental households in Norfolk and Haldimand Counties.

The Canada – Ontario Affordable Housing Program comprises a commitment of $301 million from each of the two senior levels of government. In total, the federal, provincial and municipal governments will invest at least $734 million in the program, which will provide affordable housing for up to 20,000 households in Ontario. Under the AHP, every region in Ontario has been allocated a specific amount of funding to assist low to moderate-income rental households to purchase affordable homes through interest-free down-payment assistance loans.
